I just finished this new video (see Below) analyzing the Waterfront and Water Access Real Estate Market in Cecil & Kent Counties on Maryland's Upper Eastern Shore on the Chesapeake Bay. Sellers and Potential Sellers of Waterfront and Water Access Properties need to pay particular attention to the properties that are selling and the corralation to their recent tax values. Susan and I are finding that the available buyers are more and more savy in their pricing and are using as their 1st point of reference, Taxs Value. Then they will begin to discount based on location and condition. Remember, Tax valuations started in the downward direction 3 years ago and we will shortly see if this trend continues this year as the 1st group is ready for their next valuation. My gut feeling is that this will continue.
On a positive note, inventory over all is lower then it has been in years, and should translate to a more stable pricing model as we move forward. Check out the video created by our MLS service about the Eastern Shore on my Web Site.
